The following are homeowner maintenance tips and general guidelines that should be used as a reference only.

During your first year of ownership, while your home is under the Dream Finders Homes Warranty, please contact the Dream Finders Homes Warranty Department at (904) 551-5323. Do not make repairs yourself or hire a service professional to make repairs, doing so could jeopardize your warranty.

To prolong life of water heater, accumulated sediment should be removed from tank. Extends water heater life; provides more efficient operation; uses less energy

Doors – Sliding & Hinged

Vacuum and lubricate hinges and latches to keep them operating smoothly

Gutters and Downspouts

Check before heavy rain or rainy season to prevent overflow, eave leaks and to extend gutter life

Insect Control

Detected and treated yearly will prevent damage

Irrigation Sprinklers

Direct water spray properly; Eliminate excess watering, staining of exterior walls, and possible dry rot of structure

Paint – Exterior

Stucco: repairing should be done every 3-5 years. Darker colors tend to have a shorter life span.

Stained Doors: Should be refinished as needed to maintain

Caulk and paint keeps system water tight; improves appearance, extends major maintenance periods

Detect and correct conditions that can lead to leaks and premature roof replacement.

Inspect for broken window seals on dual-pane windows

Smoke/CO Detectors

Test detectors once a month, using the test button on the detector. Change batteries on a regular basis to keep detectors operating during power failures

Garage Door Systems

Lubricate to promote smoother, less noisy operation and extend system life

Paint – Interior

Flat: Maintain for appearance. Repaint as necessary or after 3-5 years.

Enamel: Maintain for appearance. Repaint as necessary or after 3-5 years.

Weather Proofing

Check yearly and replace when necessary. Reseal thresholds

Sink Trap Cleaning

Avoids backups and plugged drains; promotes sanitation. Use only cleaners recommended by manufacturer

Grout

Seal grout with silicone based sealer; cracked grout should be caulked with a caulk specially made for filling grout to improve appearance and prevent leaks

Bathroom Caulk

Seal joints that are subject to being wetted; prevent leaks, dry rot, mold and mildew. Remove and replace caulking as needed

Garbage Disposal

Fill with ice and operate; this cleans and sharpens the blades

Dryer Vents

Check and clean as needed to prevent accumulation of lint.
